These Terms and Conditions govern your use of coconutrealtors.com (the “Website”), operated by Coconut Global S.A., doing business as Coconut Realtors, Limón 2, Tola, Rivas, Nicaragua (“we”, “us”, “our”). By using the Website you agree to these terms. If you do not agree, please do not use the Website.
1. Our services
Coconut Realtors is a real estate brokerage in San Juan del Sur, Nicaragua. The Website presents properties for sale and vacation rentals and lets you contact us. Publishing a listing on the Website is not an offer to sell or rent; any purchase, sale or rental is subject to a separate written agreement between the parties.
2. Listing information
- Property descriptions, prices, sizes (m² / ft²), photos, maps, boundaries and availability are provided by owners or third parties and are offered for general information only. They may contain errors, may change, and properties may be sold or withdrawn without notice.
- Prices are shown in US dollars unless otherwise stated and do not include taxes, notary, registration, closing or other transaction costs.
- We do not guarantee the accuracy or completeness of any listing. Buyers must carry out their own due diligence before making any decision.
3. Due diligence and professional advice
Buying property in Nicaragua involves legal, tax, title, zoning and survey matters. Nothing on the Website is legal, tax, financial or investment advice. We strongly recommend that you hire an independent Nicaraguan lawyer and notary to verify title, registry (Registro Público) and cadastral records, permits and any other relevant matter before signing or paying anything.
4. Vacation rentals
Rental bookings, rates, deposits, cancellations and house rules are governed by the specific terms provided at the time of booking, by us or by the booking platform used (for example Airbnb). Rates and availability shown on the Website are indicative.
5. Commissions and fees
Brokerage commissions and fees are agreed in writing with property owners and, where applicable, with buyers or tenants. No commission or fee is due on the basis of these Website terms alone.
6. Acceptable use
You agree not to misuse the Website, including by sending spam or false inquiries, attempting to gain unauthorized access, copying listings or content for commercial purposes, or interfering with the Website’s operation.
7. Intellectual property
All content on the Website, including text, photos, videos, logos and design, belongs to Coconut Global S.A. or its licensors and may not be reproduced without our written permission, except for sharing listing links for personal use.
8. Third-party links
The Website may link to third-party websites and services (such as WhatsApp, social networks, maps or booking platforms). We are not responsible for their content, availability or privacy practices.
9. Limitation of liability
To the maximum extent permitted by law, Coconut Global S.A. is not liable for any loss or damage arising from the use of the Website or reliance on its content, including errors in listing information. The Website is provided “as is” without warranties of any kind.
